Prefab Framing vs Stick-Built Cost: What Moves the Number on a BC Build

Ask "is prefab framing cheaper than stick-built" and you get a different answer from every builder, because each of them is thinking of a different project. The honest answer is that the two methods move cost into different places, and which one comes out ahead depends on features of your job that you can list before you ask for a single quote. This post lists them. It does not give prices; for ranges and a worked example see our prefab vs traditional construction cost comparison and the prefab home cost guide.

Pro tip: Planning guidance only. Every number that matters for your project belongs in a written quote based on your drawings.

Why the Two Quotes Do Not Line Up

A stick-framing quote is mostly labour and lumber delivered loose. A panel quote bundles shop labour, shop drawings, material and delivery, and may or may not include standing the walls on site. Put side by side, the panel number can look higher because it contains work the site-framing quote leaves to someone else, or lower because installation is missing. Line the scopes up first. Our checklist for comparing framing and foundation quotes does this item by item.

Project Features That Push Toward Prefab

  • ✓Repetition: multi-unit, row housing or several houses from the same plan. Shop set-up is paid once and spread across many panels.
  • ✓A tight site window: a winter start, a short permit validity, or a project where carrying cost per week is high.
  • ✓Scarce crews: when site framers are booked out, moving hours into a shop that is already staffed is worth more than any per-hour comparison. See framing crew planning on Vancouver Island.
  • ✓Simple, regular wall geometry with resolved drawings, where the shop can run without redesign.
  • ✓Good access for a truck and a lift, so delivery and install days are short.

Project Features That Push Toward Stick-Built

  • ✓One-off, irregular geometry: many short walls, curves, complex roof-to-wall intersections, or details that will be decided on site.
  • ✓Drawings that are still moving. Panels are built to a revision; changes after release cost more than changes to a stud on site.
  • ✓Access that rules out a lift or keeps delivery to small loads.
  • ✓A foundation that cannot be verified before panels are released. Panels built to the drawing do not fit a foundation built to something else. See coordinating foundations and panel delivery.
  • ✓A small job where the shop set-up is not spread across enough panels to pay for itself.

The Schedule Is Part of the Cost

Most of the money difference is not in the framing invoice. It is in how many weeks the frame sits open, how many weeks of financing, site overhead and supervision run before lock-up, and how much rework the finishing trades inherit. Those are real costs even though no framer invoices them. Our prefab vs stick-built calculator puts your own assumptions for framing days and carrying cost side by side, and the rain delay cost calculator prices the weather exposure separately.

How to Get Two Quotes You Can Actually Compare

  1. 1Send both bidders the same drawing set and revision, and say which one it is in the request.
  2. 2Ask the panel shop to quote delivered panels and installation as separate lines, so the site-framing quote can be matched against the install line plus the panel line.
  3. 3Ask the site framer to state the lumber package, waste allowance and crane or lift assumptions, so nothing is hiding in "supplied by others".
  4. 4Ask both for a framing duration in days and a start-date assumption. Then put the difference in days into the calculator with your own carrying cost.
  5. 5Ask who owns the as-built foundation check in each case.

To see how the framing line sits inside the whole build budget, a free whole-build cost estimator from ACAP LTD lets you set each category yourself. Our what to send a panel shop post lists what a panel quote needs from you.

Frequently Asked Questions

Is prefab framing cheaper than stick-built?

Sometimes, and it depends on the project more than the method. Repetition, a tight schedule, scarce crews and simple geometry favour prefab. One-off complex geometry, moving drawings and poor access favour stick framing. Compare quotes on the same drawings with the same scope before deciding.

Why does the panel quote look higher than the framing quote?

Usually because it includes shop drawings, material, delivery and sometimes installation, while a site-framing quote is often labour with lumber supplied separately. Line the scopes up before comparing the totals.

Does prefab framing save money on a small project?

Less often. The shop set-up is spread across fewer panels, and the schedule saving in weeks is smaller. Small projects with poor access are usually the weakest case for panels.

What is the biggest hidden cost difference?

Time. Weeks of open framing carry financing, overhead and weather risk that never show on the framing invoice. Put the duration difference into a carrying-cost calculation and the picture usually changes.

How do I get a prefab framing quote from OG Prefab?

Send your drawings through the quote page. We quote panels built in our Greater Victoria shop, and site framing or foundations where the project calls for them, with the scope written out.

Want the two numbers for your own plans? Send the drawings and we will quote panelized walls with install shown separately, so you can compare it fairly.
