Almost every prefab price you find online answers a narrower question than the one you are asking. A supplier quotes their product: panels, or modules, or a kit. You want to know what it costs to live in a finished house on a specific lot in British Columbia. Those two numbers are frequently more than double apart. This guide prices the whole thing.

These are not comparable to each other as-is, which is the trap. A modular number includes drywall and cabinets; a panel number does not. The only fair comparison is total finished project cost.
The Costs Nobody Quotes You
On a typical BC build, the items below usually total more than the prefab structure itself. They are also the ones that vary most between lots, which is why a phone quote for a prefab home is close to meaningless.
- ✓Site preparation and excavation: $25,000 - $120,000. Rock, slope, protected trees, and poor soil are the big drivers, and Greater Victoria has plenty of all four.
- ✓Servicing: $15,000 - $80,000+ for water, sewer or septic, hydro, and stormwater. A lot on septic and a well is a different project than one with services at the property line.

- ✓Permits, development cost charges, and school site levies: $25,000 - $80,000+ and highly municipality-specific. Confirm current rates directly with the municipality - these change.

That spread is wide because finish level genuinely moves it that much. The point of the table is not the total - it is the proportion. The prefab structure is roughly a quarter of the build. Choosing prefab changes that quarter and shortens the schedule; it does not change the other three quarters.
Where the Savings Actually Come From
- 1Schedule. Finishing 4-8 weeks earlier saves construction financing, site security, equipment rental, and supervision. On a $1.2M build that is commonly $20,000-$40,000.
- 2Rework. Factory tolerances mean fewer downstream corrections. Rework is one of the largest invisible costs in site-built construction.
- 3Labour. Fewer on-site framing hours, in a market where Island framing labour is expensive and scarce.
- 4Waste. Lower disposal cost and less material bought and thrown away.
