Esquimalt's building character comes out of its history. Low-lying areas near the harbour can also involve fill, marine sediments and a high water table, where perimeter drainage design and footing detailing carry the project rather than concrete strength alone. A geotechnical review is a reasonable expectation on harbour-adjacent work.

Municipally, Esquimalt has actively pursued densification and revitalization, particularly along its main corridors and near the harbour, which has produced a steady flow of townhouse and small multi-family work alongside single-family renovation. Secondary suites are a common project goal and bring the usual egress, fire separation, ceiling height and parking requirements. There is also site-specific archaeological and Indigenous heritage sensitivity in parts of the harbour area, which is worth confirming early on any excavation-heavy scope rather than discovering mid-dig.
