How we approach foundation
Greater Victoria's soil conditions change more than most homeowners expect over a short distance - shallow bedrock and glacial till in parts of Saanich and Oak Bay, softer marine clay closer to the Gorge and Colwood waterways, and everything in between on infill lots in the older Victoria core. A footing design that works two streets over can be wrong for your lot, which is why we work from the geotechnical report rather than a standard template, and flag when a site needs deeper footings, engineered fill, or a structural engineer's sign-off before we pour anything.
We pour slabs, full basements, crawlspace foundations, and retaining walls for both residential and light commercial work, and every pour goes in code-compliant and ready for its first inspection - we do not schedule an inspector until we are confident the pour will pass. On infill and older Victoria lots specifically, that also means coordinating excavation and shoring around existing structures and property lines that were laid out long before current setback rules, which is routine work for us but a common surprise for owners doing their first build in the city core.

Do you work from a geotechnical report, or a standard footing design?
We work from the geotechnical report whenever one exists, and we'll flag if your lot needs one before we can size the footings correctly - soil conditions vary block to block across Greater Victoria, so a generic spec is a real risk on some sites.
Can you pour a foundation on an older, tight infill lot in the City of Victoria?
Yes - a large share of our foundation work is on infill lots in the Victoria core, where excavation and shoring have to work around existing structures, property lines, and setbacks that predate current rules. It is routine work for us.
Do you handle retaining walls as part of a foundation package?
Yes, engineered retaining walls are part of our foundation scope, particularly on sloped Saanich Peninsula and Western Communities lots where grade change is part of the build.
