How we approach framing

A conventionally stick-framed structure can sit open to the weather for weeks between the first wall going up and the roof going on watertight, and every rain day in between is a risk to lumber that has not been protected yet. We frame tight and square using traditional stick methods on projects where that is the right call, and we build using our own prefab wall panel systems - engineered and assembled off-site in a controlled environment - on projects where cutting that weather-exposed window down from weeks to days is worth it.
Either way, framing crews work from engineered lumber packages and structural drawings, not field improvisation, and every floor, wall, and roof assembly is built to carry the load the engineer specified. That matters as much on a straightforward single-family addition as it does on a multi-unit development, where an out-of-square frame compounds into real problems by the time drywall goes up. When do you use prefab panels instead of traditional stick framing?
It comes down to schedule and weather exposure. Prefab panels are built indoors and installed in days, which matters most on projects where we want to minimize how long the frame sits open to Victoria's rain. Traditional stick framing is often the right call on more custom or irregular layouts.
Do you frame multi-family and commercial projects, or only single-family homes?

Do you supply the engineered lumber package, or do I need to source it?
