How we approach general contracting

Greater Victoria's 13 municipalities each run their own permitting office, and the requirements are not identical - the City of Victoria, the District of Saanich, and the Township of Esquimalt all review plans differently, and a permit set that sails through one jurisdiction can get bounced in another. As general contractor, we own that process end to end: we pull the permits, coordinate with the building inspector assigned to your file, and carry the project through every required inspection stage without you having to track down which office wants what.

That same single-point-of-contact model runs through the build. We schedule and supervise every trade - excavation, concrete, framing, electrical, plumbing, and finishing - under one contract, so there is no gap for a subcontractor to disappear into when something goes wrong. Change orders are priced and explained before they happen, not discovered on the final invoice. For a region where lot conditions, heritage overlays, and municipal requirements shift block to block, that continuity is what keeps a project on schedule instead of stalled waiting on the next trade to show up.

Common questions

Do you handle the building permit, or do I need to get it myself?

We handle it. We prepare and submit the permit package, respond to any plan-review comments from the municipality, and carry the project through every inspection - you never deal with the permitting office directly.

How many trades do you manage on a typical project?

A standard custom home or major addition runs through eight to twelve trades - excavation, concrete, framing, electrical, plumbing, HVAC, drywall, and finishing carpentry among them. We schedule and supervise all of them under one contract.

What happens if a change comes up mid-build?

We price it, explain what changed and why, and get your sign-off before any work happens. You will never see a surprise change on a final invoice.
