What building in Gordon Head actually involves
Gordon Head reads as a single suburb but it was built out in waves, and the era of your house tells you most of what the project will involve. The 1950s and 60s stock is typically single-storey, wood framed on shallow crawlspaces or partial basements, with plenty of headroom on the lot in both directions. The 1970s and 80s expansions brought split levels and larger footprints. Later infill fills the gaps. What is consistent is lot size: Gordon Head lots are frequently big enough to support a second storey, a rear addition, or a detached garden suite without running out of setback, which is why so much of the work here is expansion rather than replacement.
Second-storey builds are the signature Gordon Head project and they live or die on the existing structure. Before we quote framing, we want to know what is under the house, because adding a floor loads foundations and bearing lines that were never designed for it. Older shallow footings and undersized crawlspace walls sometimes need underpinning or new interior bearing before anything goes up. That is a foundation question, not a framing question, and finding it after demolition is the expensive version.
The terrain runs from gently sloping near the Shelbourne and Feltham corridors to noticeably steeper as you approach the Mount Douglas side and the bluffs above the waterfront near Ferndale and Arbutus. Rock is common close to the surface in the higher pockets, which affects any new foundation, garden suite footing or excavation for services. Closer to the flats the soils are more forgiving and standard excavation applies.
Saanich’s tree protection bylaw applies in full here, and Gordon Head is a genuinely treed neighbourhood with mature Garry oaks, firs and long-established landscaping. Expect an arborist report where protected trees sit near the work, root-zone fencing through construction, and a footprint that was designed around those trees from the start. Streamside and environmentally sensitive development permit areas also touch parts of the neighbourhood near the creeks and the coastal edge.
