What building in Oak Bay actually involves

Oak Bay is the most regulation-sensitive municipality we work in, and the trees are the reason. The district has some of the strongest tree protection in the region, and mature Garry oaks in particular carry both ecological and cultural weight here. In practice that means a tree assessment and a protection plan can precede excavation, and that footing layouts, driveway locations and crane setups sometimes get adjusted to keep a critical root zone intact. Applying late is the single most common source of delay on an Oak Bay project, so we treat it as a first-week item.

The housing stock is largely pre-war and mid-century, with a strong Tudor Revival, Arts and Crafts and estate-house presence, especially in the Uplands. These are substantial buildings on generous lots, often with original masonry chimneys, plaster interiors and complex roof geometry.
